Terms and Conditions If you have to cancel your booking, please do so 7 days in advance of your arrival date. In the event of a ' no show' or a cancellation with less than 7 days notice prior to the date of arrival, an amount equivalent to 100% of the total booking value will be charged.

If you are concerned about the possibility of cancellation, you are advised to take out travel insurance. Bookings must be guaranteed by credit card, and a charge of 3% will be added. At weekends there is normally a requiement for a minimum of 3 nights stay. However, please ask for availability of one nights stay.

During August and New Year a minimum of three nights stay is normally required. For, New Year, August, Rugby Internationals, other Special events/periods and ' long lead' bookings- a deposit by credit card or cheque will be required. All booking e-mails are kept in the event of any memory failure.

Check-in is from 12 noon and no later than 9 p.m. unless by previous arrangement. Check-out is by 10 a.m.: an extended checkout may be available by arrangement.

Pets: Although we appreciate our animal friends- pets are not allowed unless by specific prior arrangement. A small well-behaved dog would be tolerated. A yappy or barking one would not. Sorry!
